Off-plan buyer options
Let buyers choose — within your framework.
A kitchen choices and upgrades programme that adds margin and buyer satisfaction, while keeping the core scheme controlled for cost and delivery.

Buyer choices
Personalisation without chaos
Off-plan buyers want to make the home their own. Developers want a controlled build and a predictable margin. A well-run choices and upgrades programme gives both.
When we're brought in early, purchasers can work directly with us — in our Uppermill showroom or on site — to choose finishes and upgrades within a framework you set. The core scheme stays fixed for cost and delivery; the buyer gets a kitchen that feels chosen rather than allocated.
How the framework works
Choices at the right level
We help you define which options are offered, how they're priced and when choices close — then we manage the buyer conversations for you.
| Option type | Typical examples | Why it works for developers |
|---|---|---|
| Standard choices | Door colour from a curated palette, handle style, worktop colour within the standard material. | No change to layout, cost or lead time — just a colour on the order. |
| Paid upgrades | Quartz or ceramic worktops, upgraded appliance packs, boiling-water tap, venting hob, integrated lighting, wine cooler. | Priced in advance, so they add margin and can be sold confidently by your team. |
| Layout changes | Island additions, larder units, utility fit-outs — only where plans and services allow. | Offered by exception, with a cut-off date tied to your programme. |
For your sales team

Good to know
Developer questions, answered
When should buyer choices close?
Choices need to close early enough to order made-to-order ranges and appliances without affecting the build programme. We set a cut-off per plot, working back from its fitting date, and confirm it with your sales team so buyers know from reservation.
Who handles the buyer conversations?
We can. Buyers meet us in our Uppermill showroom or at your marketing suite, and we manage selections, answer questions and confirm choices in writing — keeping the burden off your sales and site teams.
How are upgrades priced?
We agree a fixed upgrade price list with you before launch. You decide how upgrades are presented to buyers and how they are paid for, and every selection is confirmed in writing before ordering.
Can buyers change the layout?
Only where plans and services allow and before a set cut-off. Most schemes limit changes to finishes and upgrade packs, with layout changes offered by exception so the build stays controlled.
